Changing Property Managers
Are you considering renting out your property and wondering what fees you should be paying and what property managers actually do for their fee? Here is a simple guide to current fees in Perth.
How do I change my current property manager?
Sometimes, we put up with things unnecessarily, like putting up with banks because it seems too difficult to change. Likewise, you may be putting up with a poor property management service, as it seems like too much work to change agents. If you are struggling with your current property manager, there is no need to. Changing can be easy.
Firstly check if you are currently in a contract with your existing property manager. If you are in contract and do wish to terminate early, you may incur charges called liquidated damages. These can be 50% of the management fees on your remaining term of your contract. To avoid these charges, you may prefer to wait until your management authority has expired. In all cases it is usual to give at least 28 days’ notice.
A lot of people think you need to wait until your tenant’s lease expires. This is not the case, you can swap property managers at any stage during your tenancy.
You will need to complete a new authority to manage with your new agent. This can be done face to face, or electronically.
If you choose to appoint Blackburne, we will send you a letter to give to your current agents, giving them notice. All that you need to do is forward it on.
Your new property manager will arrange the collection of documents from your previous agent, notify the tenants of the change and ensure the smooth transition of property managers for you.
